Stoneridge Drive's New Tea and Japanese Food Lineup Is Mostly Still on Paper

Since spring, how many new places to get a matcha, a boba or a Japanese crepe have actually opened on Stoneridge Drive? One. Nine new tea, dessert and Japanese or Korean counter concepts have been announced in 2026 for Pacific Pearl and Stoneridge Shopping Center. As of mid-October, Chicha San Chen was the only one pouring.

The other eight have been announced, and Pleasanton has heard about them more than once. Patch, Pleasanton Weekly, Shopping Center Business and the City of Pleasanton have all published the names. Several of the openings were promised for "later this year," and with the year in its final quarter, that window is getting small.

The One That Opened: Chicha San Chen

Chicha San Chen, a Taiwanese tea shop, opened at 2709 Stoneridge Dr., Suite 102, inside Pacific Pearl. Berkeleyside's Nosh column reported on Aug. 31, 2026 that it was in a soft opening. Berkeleyside also wrote that the chain brews tea from leaves grown in Taiwan's mountains, offers free tastings, and is known for the small cup holders its drinks come in. The same piece noted that the San Francisco Chronicle had ranked Chicha San Chen the second-best boba shop in the Bay Area. Pleasanton is its fifth Northern California location. The East Bay locations before it were on Berkeley Way in Berkeley and in Fremont.

The menu covers brewed tea, milk tea, fruit tea and the brand's signature drinks. Pacific Pearl's store directory now marks it "New" and lists its operating hours. That makes it the only new name on the corner with posted hours.

In August, Shopping Center Business said it would open "late this month," and Patch put it at late August. It met that target, and it is the only one of the nine to do so.

What Pacific Pearl Already Was

Chicha San Chen opened into a center that already had a clear identity. Pacific Pearl was developed in 2018 and has 110,511 square feet of retail space. Its anchor is 99 Ranch Market, a Chinese and pan-Asian supermarket. According to Shopping Center Business, the existing tenants include 85 Degrees Bakery, Mochinut, Kura Sushi and Bonchon Chicken.

So the center already had a bakery, a mochi doughnut shop, conveyor-belt sushi and Korean fried chicken around a large Asian grocery. The 2026 additions don't change what Pacific Pearl is. They give it more of the same thing: tea, a sweet stop, and one more sit-down bowl.

The leases are small. These are the four spaces Shopping Center Business reported in August:

  • Chicha San Chen: 1,037 square feet
  • Yogurtland: 1,220 square feet
  • HiroNori Craft Ramen: 1,404 square feet
  • Eight Turn Crepe: 1,647 square feet

Together they add up to 5,308 square feet, a little under 5% of the center's 110,511 square feet. The leasing at Pacific Pearl this year was a set of counter-service fill-ins around the grocery anchor, and none of them is a new anchor.

The Full Lineup, Pacific Pearl and Stoneridge Shopping Center

The same pattern is showing up at the mall. In its October 2026 "Now Open & Coming Soon" roundup, the City of Pleasanton listed new tenants at both centers. Every Stoneridge Drive name on that list was still marked coming soon. This table combines the City's list with each center's own directory as of mid-October.

Business Where What it serves Status, mid-October 2026
Chicha San Chen Pacific Pearl, 2709 Stoneridge Dr. #102 Taiwanese brewed tea, milk tea, fruit tea Open, marked "New" in directory
Eight Turn Crepe Pacific Pearl, 2693 Stoneridge Dr. Japanese-style crepes made with gluten-free rice flour, sweet or savory Coming soon
HiroNori Craft Ramen Pacific Pearl, 2709 Stoneridge Dr. Craft ramen, rice bowls Coming soon
Yogurtland Pacific Pearl, 2709 Stoneridge Dr. Self-serve frozen yogurt, ice cream, plant-based flavors Coming soon
Alpha Tea 2709 Stoneridge Dr., per the City Not yet described Listed by the City as coming soon
Maruwu Seicha Stoneridge Shopping Center, first level Japanese tea shop focused on matcha Coming soon
ONIGILLY Japanese Kitchen Stoneridge Shopping Center, first level Onigiri, Japanese street food Coming soon
Master Shin Stoneridge Shopping Center, first level Korean street food Coming soon
Boba Nation Stoneridge Shopping Center, second level Boba drinks Coming soon

Taken together, five of the nine are drink or dessert counters: Chicha San Chen, Alpha Tea, Maruwu Seicha, Boba Nation and Yogurtland. Three more are Japanese or Korean counter food: Eight Turn Crepe, ONIGILLY and Master Shin. HiroNori is the only sit-down bowl in the group. Very little of the new food on Stoneridge Drive this year is a full dinner.

Inside the Mall, a Matcha Shop and a Rice Ball Counter

Stoneridge Shopping Center's own press release on April 14 announced the two food tenants that started the mall's share of this list. Pleasanton Weekly reported that Maruwu Seicha would be "an authentic Japanese tea shop." ONIGILLY Japanese Kitchen began as a food cart in San Francisco before expanding to other Bay Area cities. ONIGILLY's main item is onigiri, pressed rice balls with a range of fillings.

Patch's April story gave more detail on Maruwu Seicha's menu: matcha lattes, matcha Americanos and hojicha lattes, served on the mall's first level. According to the mall's directory, ONIGILLY and Master Shin will also be on the first level. Boba Nation will be on the second.

In the same Pleasanton Weekly article, Ruben Perez, Simon Property Group's executive vice president of leasing, said that "visitors are coming here for the full experience," and listed dining and new concepts as part of that. The leases the mall signed this year back that up. Three food spots are on the first level and a boba counter is upstairs. All four are quick drink-and-snack stops, the same mix Pacific Pearl has been adding.

The Dates Already Behind Us

The delays are clear when you put each public timeline next to the directory status in mid-October:

  1. Chicha San Chen. Shopping Center Business announced it in August for "late this month." Berkeleyside reported it in a soft opening by Aug. 31. Kept.
  2. Eight Turn Crepe. Patch reported on Aug. 14 that it would open "late September or early October." Pacific Pearl's directory still says coming soon.
  3. Yogurtland and HiroNori Craft Ramen. No opening date has been announced. In August, the center said dates would come "as plans are finalized."
  4. Maruwu Seicha and ONIGILLY. Both were announced in April for "later this year," with no date given. Both mall tenant pages still say coming soon.
  5. Master Shin and Boba Nation. Both are listed as coming soon in the mall directory, and neither has a public date.

Of the nine, only Eight Turn Crepe had a specific public window, and that window has passed. Chicha San Chen was the only one to open on time. The rest were announced with "later this year" or no date at all. Counting from mid-October, "later this year" leaves about ten weeks.

How the Corner Works Right Now

As of mid-October, a weekend errand on Stoneridge Drive meant the 2018 lineup plus one new stop. You can shop at 99 Ranch, stop at 85 Degrees Bakery or Mochinut, eat at Kura Sushi or Bonchon, and pick up a brewed tea at Chicha San Chen, where Berkeleyside reported that tastings are free. Inside the mall, the matcha, onigiri, Korean street food and boba counters are signed but not yet open.

Three places will show the changes first:

  • Pacific Pearl's store directory. Chicha San Chen's entry now reads "New" and lists hours. Eight Turn, Yogurtland and HiroNori have the same kind of entries.
  • Stoneridge Shopping Center's tenant pages on Simon's site. The ONIGILLY, Master Shin and Boba Nation pages each show "Coming Soon" where store hours would normally appear.
  • The City of Pleasanton's monthly newsletter. The October edition carried a "Now Open & Coming Soon" roundup that separates open businesses from announced ones.

Alpha Tea is the hardest name on the list to pin down. The City lists it at 2709 Stoneridge Dr., which is also Chicha San Chen's building address, but Pacific Pearl's directory doesn't list Alpha Tea at all. Until it has a storefront sign or a directory entry, it remains a name on the City's list.
